<p>The CEO Keller Williams Park City has left to join Summit Sotheby&#8217;s International Realty.</p>
<p>David  Johnson, who was a highly respected real-estate attorney before  becoming a broker in 2005, will become managing broker at the Park City  branch of Summit Sotheby&#8217;s.</p>
<p>Thomas Wright will  continue as president and principal broker, but Johnson will manage  day-to-day affairs, including the training of agents.</p>
<p>&#8220;He will do what David Johnson has become so respected for: helping agents and working with clients,&#8221; Wright said.</p>
<p>Johnson is well respected for his customer-service skills, Wright said.</p>
<p>&#8220;He&#8217;s  the best problem solver agents have ever worked with. He wants a  transaction to work and will make it work for everyone,&#8221; he added.</p>
<p>According  to his biographical information on the Keller Williams website, Johnson  gave legal counsel to the Utah Association of Realtors, the Park City  Board of Realtors, and even led the Utah Division of Real Estate prior  to becoming a broker. Many of the forms Realtors use today were written  by Johnson.</p>
<p>Wright said his company recruited Johnson and believes many of their peers will recognize it was a good move for him.</p>
<p>&#8220;He  has friends in all the brokerage firms, and they&#8217;ll respect his  decision because they respect him so much. You want your friends to make  the best decision for them,&#8221; he said.</p>
<p>Johnson was on vacation  when reached Thursday, but gave this comment: &#8220;The Sotheby&#8217;s brand is  associated with quality. Their offices in</p>
<p>Park City and Salt Lake have an outstanding group  of experienced agents, and I am particularly impressed with their  leadership and energy. I look forward to assisting Sotheby&#8217;s in their  commitment to providing the highest level of real estate brokerage  services available.&#8221;</p>

Replacing, or even just painting, these central fixtures will do wonders when it comes to instantly impressing perspective buyers and standing apart from your competition. The market has changed drastically since many of us purchased our homes here in town. I frequently hear buyers say that they have taken a house off their list because of the lack of curb appeal. This issue is especially important to people on busier streets, corner lots, or near a neighborhood eyesore.</p>
<p><strong>2.) Replace old windows.</strong> Outdated windows age a home significantly, and you can often upgrade standard windows to vinyl for a reasonable $300 per window. The average home has 8 windows, so this upgrade doesn’t cost nearly as much as you might think and it will make a huge difference to the value perceived by prospective buyers. Key point to remember is that when buyers view a home they love, if they see it has older windows, they consider it a time consuming and costly headache. First time buyers have never replaced windows and often dramatically overestimate the cost to cure this issue. By replacing pre-listing you an actually save money. A well priced, move-in condition home will sell for far more than one with windows in need of repair.</p>
<p><strong>3.) Assess your floors .</strong> If you have hardwood flooring, it’s worth the investment to have them refinished considering buyers put an extremely high value on them; you’ll get the most bang for your buck if they are refurbished. Carpets should be shampooed and replaced if they are stained or look worn. You don’t need to spend large amounts of money on the highest grade or most modern name but something inexpensive and neutral will certainly bring you a return on the investment. Even the smell of new carpet will make buyers set your home apart from the comparables.</p>
<p><strong>4.) Paint the trim.</strong> If you can’t afford the daunting task of painting your entire house, painting just the trim will still make a big difference when it comes to curb appeal. Painting the whole house can be expensive, time consuming, and delayed by weather conditions; painting just the trim will give your home a fresher look. Interior trim is equally as important.</p>
<p><strong>5.) Update fixtures.</strong> Keep an eye out for sales at home improvement stores and replace outdated lighting, plumbing and hardware fixtures. Simple replacing lighting fixtures and knobs in the bathroom or kitchen can update the entire look of the room. You can find many modern brand name fixtures online on contractor supply websites by just searching for terms like sale faucets, sale plumbing fixtures etc.</p>

This past weekend I notice it has changed colors and is bright red in a sea of green on the resort. I&#8217;ve informed the other trees to hang on and don&#8217;t give up so quickly but I&#8217;m afraid fall is here. This weekend was cool&#8211;actually chilly&#8211;and quite rainy. A perfect weekend for tennis and football. On Saturday, went out to Rockport Reservoir, one of the local reservoirs here, to attend a blues festival. While the music was terrific, the weather was not. Driving out, we encountered severe lightning, high winds and heavy rain. While at the festival site it was only light rain, the temperature was in the low 50s and it really wasn&#8217;t very pleasant for sitting outside listening to music. But that&#8217;s fall in the mountains and we just get used to it.</p>
<p>The other news over the weekend is that La Nina has returned! For skiers this is generally good news as a La Nina weather pattern typically means that the Pacific northwest through northern California and the northern and central Rockies tend to be wetter and colder than normal. Bad news is that the southwest (California, Arizona, New Mexico, Texas) tends to be warmer and drier than normal. The same pattern that we saw last winter that brought record snows to Utah and record drought to Texas.</p>
<p>In real estate news real estate continues to be quite active. In looking at our MLS sales, as of today, 9/12, there are 20 homes within the Park City limits with contracts pending on them waiting to close. Of these homes, the least expensive home under contract has a list price of $638,000 and the most expensive is a ski-in/ski-out in the Bald Eagle community of Deer Valley with a list price of $7,250,000. Of the 20 homes with contracts pending, 6 have a list price over $2,000,000.</p>

<p>As of today and inside the city limits there are 44 condos with contracts pending on them with the low price of $125,000 up to the high of $6,250,000. Included in this are about 10 condos in the St. Regis hotel in Deer Valley that have been under contract for quite some time and are still waiting to close. What this does show is that there is a lot of activity going on right now and it covers the full range of prices. When I talk to most buyers and sellers, I am always asked what is selling. And when I show them statistics such as these they are usually quite surprised as their guess would have been only the lower price range would be selling. Another thing that I take from these statistics is that the buyers are out there and are looking in all price ranges and are ready to purchase if the property is right for their needs and they feel it is properly priced for today&#8217;s market.</p>
<p>Hopefully we will have our traditional Indian summer here but I am seeing signs of the aspens starting to turn. I would expect by early October we should be pretty close to peak colors. With all the rain that we&#8217;ve had, I believe that the colors will be particularly vibrant this year, so if you&#8217;ve never seen fall in the mountains, this may be a great year to do it. And be sure to stop in and say hello if you are in town, particularly to see which restaurants are open and what events are going on.</p>
